E~'~'~B~T B <br /> <br />Conditions of Approval <br /> Case PUD-81-30-54D-LH <br /> (Hay 5, 2992) <br /> <br />® <br /> <br />Se <br /> <br />The proposed development shall conform substantially to the <br />site plans, elevations, and related materials, Exhibit A <br />(dated "Received March 2, 1992"), on file with the Planning <br />Department, except as modified by these conditions. <br /> <br />The applicants shall obtain all building and other <br />applicable City permits for the project prior to the <br />commencement of construction. The building shall be <br />designed and constructed to meet all applicable building and <br />fire codes. <br /> <br />Ail signs shall be based on the sign program on the <br />development plans dated"Received March 2, 1992" on file <br />with the Planning Department. The specific details for each <br />sign shall be subject to review and approval by the Planning <br />Director. Any future signage shall be consistent with the <br />Hacienda Business Park Design Guidelines and shall be <br />subject to review and approval by the Planning Director· <br /> <br />Exterior walls shall be free of air conditioning, heating or <br />Other mechanical equipment. <br /> <br />Ail roof equipment must be located below the top of the <br />parapet wall to the satisfaction of the Planning Director. <br />Evidence to this effect shall be submitted to the Planning <br />Director prior to building permit issuance. <br /> <br />Any backflow.prevention devices, double check valves, or <br />transformers servicing the site shall be shown on the <br />development plan submitted for approval by. the Planning <br />Director prior to issuance of a building permit. These <br />devices shall be screened and painted to the satisfaction of <br />the Planning Director. <br /> <br />Reciprocal access, parking, and maintenance easements shall <br />be established to ensure joint use of parking and access to <br />driveways by both phases of this project. Said easements <br />shall be subject to review and approval by the Planning <br />Director. <br /> <br />All fire hydrant locations shall be subject to the approval <br />of the City Fire Marshall prior to issuance of building <br />permits. <br /> <br /> <br />
