E~'~'~B~T B Conditions of Approval Case PUD-81-30-54D-LH (Hay 5, 2992) ® Se The proposed development shall conform substantially to the site plans, elevations, and related materials, Exhibit A (dated "Received March 2, 1992"), on file with the Planning Department, except as modified by these conditions. The applicants shall obtain all building and other applicable City permits for the project prior to the commencement of construction. The building shall be designed and constructed to meet all applicable building and fire codes. Ail signs shall be based on the sign program on the development plans dated"Received March 2, 1992" on file with the Planning Department. The specific details for each sign shall be subject to review and approval by the Planning Director. Any future signage shall be consistent with the Hacienda Business Park Design Guidelines and shall be subject to review and approval by the Planning Director· Exterior walls shall be free of air conditioning, heating or Other mechanical equipment. Ail roof equipment must be located below the top of the parapet wall to the satisfaction of the Planning Director. Evidence to this effect shall be submitted to the Planning Director prior to building permit issuance. Any backflow.prevention devices, double check valves, or transformers servicing the site shall be shown on the development plan submitted for approval by. the Planning Director prior to issuance of a building permit. These devices shall be screened and painted to the satisfaction of the Planning Director. Reciprocal access, parking, and maintenance easements shall be established to ensure joint use of parking and access to driveways by both phases of this project. Said easements shall be subject to review and approval by the Planning Director. All fire hydrant locations shall be subject to the approval of the City Fire Marshall prior to issuance of building permits.
