<br />PUD-50 <br />Ponderosa Lehman-Selway Property <br /> <br />Exhibit "Boo, Draft Conditions of Approval <br />September 19, 2006 <br /> <br />Project-Specific Conditions: <br /> <br />1. The subdivision, public improvements and landscaping, and buildings covered by this <br />approval shall be constructed/installed substantially as shown on the development plans, <br />Exhibit "A", dated" Received June 23, 2006" on file with the Planning Department, ex- <br />cept as modified by the following conditions. Minor changes to the plans may be al- <br />lowed subject to the approval of the Planning Director if found to be in substantial con- <br />formance to the approved exhibits. <br /> <br />2. Lots I and 3 of the PUD Development Plan shall be subject to the permitted and condi- <br />tional uses and site development standards of the R-1-20,000 (One-Family Residential) <br />District as described in the Pleasanton Municipal Code. <br /> <br />3. Lots 2 and 4 through 27 of the PUD Development Plan shall be subject to the following <br />uses and site development standards: <br /> <br />a. The permitted and conditional uses of the R-1 (One Family Residential) District as <br />described under Chapter 18.32 of the Pleasanton Municipal Code. <br /> <br />d. Development Standards for Primary Structures: The following building setback and <br />height standards shall apply to the primary structures and additions to primary struc- <br />tures including second units on these lots: <br /> <br />. Front yard Building Setback - 25-feet <br />. Interior Side yard Building Setback - 15- feet <br />. Street Sideyard Building Setback - I8-feet <br />. Rearyard Building Setback - Generally as shown on the PUD development not <br />to be less than 50-feet for Lots 4 through 18 and 24 through 27 and 65-feet for <br />Lots 19 through 23 <br />. Maximum Height - 25-feet for single-story homes and 35-feet for two-story <br />homes. <br />.
