<br />ATTACHMENT 3 <br /> <br /> <br />CITY COUNCIL OF THE CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />ORDINANCE NO. <br /> <br />AN ORDINANCE APPROVING THE APPLICATION OF PONDEROSA <br />HOMES FOR PUD DEVELOPMENT PLAN APPROVAL, AS FILED <br />UNDER CASE PUD-50 <br /> <br />WHEREAS, Ponderosa Homes has applied for PUD development plan approval to <br />subdivide an approximately 19.83-acre site into 27 lots and to construct 25 <br />new, one- and two-story single-family detached homes ranging in size from <br />3,908 square feet to 4,595 square feet, at the properties located at <br />3157 Trenery Drive and 2313 Martin Avenue; and <br /> <br />WHEREAS, based on the Initial Environmental Study, a Negative Declaration was <br />adopted by the City Council on September 19,2006; and <br /> <br />WHEREAS, at its meeting of September 19,2006, the City Council received the <br />Planning Commission's positive recommendations for approval of the PUD <br />development plan; and <br /> <br />WHEREAS, a duly noticed public hearing was held on September 19, 2006; and <br /> <br />WHEREAS, the City Council finds that the PUD development plan is consistent with the <br />General Plan and the purposes of the PUD ordinance. <br /> <br />NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF PLEASANTON DOES <br />HEREBY ORDAIN AS FOLLOWS: <br /> <br />Section I. Approves Case PUD-50, the application of Ponder os a Homes for PUD <br />development plan approval to subdivide an approximately 19.83-acre site <br />into 27 lots and to construct 25 new, one- and two-story single-family <br />detached homes ranging in size from 3,908 square feet to 4,595 square feet, <br />at the properties located at 3157 Trenery Drive and 2313 Martin Avenue, <br />subject to the conditions shown on Exhibit B, attached hereto and <br />incorporated herein by this reference. <br />
