ENVIRONMENTAL ASSESSMENT

Projects of this nature are categorically exempt from the requirements of the California
Environmental Quality Act (CEQA), (Class 1, Section 15301(e), "Additions to existing
structures," and Class 5, Section 15305, "Minor Alterations in Land Use Limitations").
Therefore, no environmental document accompanies this report.

STAFF RECOMMENDATION

In general, staff feels that site topography and existing pool location create unique circumstances
that restrict the applicants from meeting the separation requirement for tlJe northern side
addition, and prevents the full enjoyment Ofthis property. With the conditions listed below,
staff believes that granting ofthe variance will not create any adverse impacts on the adjacent
properties. Regarding design, staff feels that the architectural style and detailing of the proposed
additions would be compatible with the existing home and other dwellings in this historic
Downtown neighborhood. Therefore, staff recommends that the Zoning Administrator approve
Cases PV-153 and PADR-1536, subject to the conditions of approval in Exhibit B.

Staff Planner: Steve Otto, Associate Planner (phone: 931-5608 or email: sotto@ci.pleasanton.ca.us)

Case No. PV-153/PADR-1536

Zoning Administrator

6
