Peter G. ShuttslFinlav Boa!!
Application for a variance from the Municipal Code and for administrative design
review approval to construct several additions to the existing residence located at
4558 Second Street, consisting of; (1) one-story additions totaling approximately
291 square feet on the front, north side, and rear; (2) two-story additions totaling
294 square feet on the southern side and rear; (3) a porte-cochere and second-floor
balcony on the southern side; and (4) a covered front porch. The one-story addition
on the north side of the house would be separated from a proposed two-story
addition on the neighboring property at 4546 Second Street by approximately
10 feet 10 inches where 17 feet is the minimum required separation. Zoning for
the property is R-1-6,500 (Single-Family Residential) District.

Ms. Decker explained the Zoning Administrator process.

Ms. Decker introduced Steve Otto, Associate Plarmer, who presented the staff report.

Ms. Decker asked if construction hours were discussed with the applicant.

Mr. Otto answered that he had not.

The public hearing was opened.

Mr. Shutts discussed the roof design, mentioning that the neighbors were considered in
the roof design and that is why the gable is at the end. He also presented solar shading
plans for the months of December and June, showing June having a shorter shadow. The
solar shading plans show that Mr. Boyce's property would not be affected.

Ms. Decker asked how far the shadow is cast onto Mr. Boyce's property and the distance
from the Boag's property line north of the shadow end to Mr. Boyce's property.

Minutes, Zoning Administrator, PV-153/PADR-1536

June 15,2006

Page 1
