The proposed location o[-the conditional use and the conditions under <br />which it would be operated or maintained will not be detrimental to the <br />public health, safety, or welfare, or materially injurious to the properties or <br />improvements in the vicinity. <br />The front parking court provides direct access to each tenant suite- Thus, <br />operation of each business should not interfere with one another. In addition, <br />training sessions would be held inside the tenant space in enclosed rooms. "hhe <br />noises froxrr current training sessions are not currently audible fron-x the adjacent <br />tenant space; thus, no noise impacts will result. <br />Given the large number of parking spaces for the entire Stoneridge Business <br />Center and the sn~xall dcnz and for parking that the proposed use would generate <br />during normal business hours, the training center has adequate off-street parking <br />to meet the deanai~d ax>d does not adversely impact the adjacent tenaaits_ <br />The streets leading to the site arc designed per City standards and are signalized to <br />provide sate access into and. out of the site.
