Therefore, this finding can be made. <br />6_ Adequate public safety measures have been incorporated into the design of the <br />plan_ <br />The public iaraprovem eats associated with this project would be consi stmt with City <br />design stand ards_ As conditioned, driveway ea~tranee/exit would be located and <br />cont3gured. to provide an adequate line-of-sight viewing distance in both directions <br />perpendicular to the vehicle and to facilitate efficient ingress/egress to and from the <br />project site. All on-site driveways and drive aisles araeet City standards for emergency <br />vehicle access and turn-around. The building will he constructed to meet the <br />requiren~aents o£the L_7niform Building Code and will require approval by the State_ The <br />building would also be equipped with automatic tiro suppression systems ~sprinklers~. <br />Adequate access is provided to all structa.ares for police, fire, and other eaergency <br />vehicles_ Therefore, this f nding can be araade_ <br />7. The plan confo rn~as to the purposes of the PUD District_ <br />The proposed PUD development plan conforms to the purposes of the YUD District. One <br />o£tlaese purposes is to ensure that the desires of the developer and the community arc <br />understood and approved prior to commencement of construction. The proposed project <br />iaraplements the purposes of the PUD ordinance, in this case by providing well-designed <br />and sited high-density project on this in-1311 site that meets the City's General Plaaz goals <br />grad policies, including those which encourage meeting the needs of aftbrdable housing. <br />The Pi_7D process allows for aanple input from the public and for aai ultiariate decision by <br />the City Council regarding appropriateness of the proposed use. Therefore, this finding <br />can be made. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES TI-IE FO LLOWINCs: <br />Section 1 Recommends approval o£ Casc PLJD-49, the application of SilvcrStone Communities For <br />rezoning from RM-4,000 (;Multiple-Family Residential District to PUD-HDR ~Plaazned <br />Unit Development -High Density Residential) District and for PUD development plan <br />approval to construct a 45-residenti al- condominium project on an existing 2.76-acre <br />vacant lot located at 3909 Vineyard Avenue, subject to the conditions shown in <br />]-3xhibit B, attached hereto and made part of this cast by reference. <br />
