F_XHIRIT B <br />CONDITIONS OF APPROVAL <br />PDR-502, Mitchell Pereira <br />January 25, 20066 <br />Project Requirements: <br />1 _ The office/commercial building covered by this approval shall be constructed <br />substantially in conformance to the development plans, Exhibit A, dated "Received <br />December 22, 2005" on file with the Planning Department, except as modified by the <br />following conditions- Minor changes to the plates may be allowed subject to the approval <br />of the Planning Director if found to be in substantial conformance to the approved <br />exhibits. <br />2. x111 conditions of Casc PUD-8 7 -2i3 shall retrtain in full force and effect. <br />3. The "Permit Parking" signs shall be rerrtoved from the project site with the start of <br />construction. <br />4. The "I-Iard iplarrlc" siding to be used on the proposed building's exterior walls shall be the <br />"Smooth" siding with a G-inch exposure, applied to the building's exterior as individual <br />"pl-anks"_ The siding material shall be shown on ttte final building pcrniit plart set <br />submitted to the Planning Director t~~r review and approval before issuat~ce of a building <br />permit <br />5. Any sit-down restaurant intending to locate in this building shall be required to enter into <br />an in-lieu parking agreement before issuance of a zoning certificate. business license, or a <br />building pcrrrtit for tenant improvenzents_ The in-lieu agreement shall be re vi ewcd and <br />acted upon by the City Council- This requirement shall be in effective for a period of <br />tirrte not to exceed five years after the issuance of an occupancy permit for the building <br />shell- <br />6. Excluding the eight existing parking spaces designated for .fudge Li ale's property <br />(32 Wcst Neal Street, the project developer shall provide a minimun~t of 56 parking <br />spaces on the overall Pleasanton Station davaloptrient, or sh a77 enter into a parking in-lieu <br />agrecn~cnt for the parking dcF cit_ if the project developer decides to secure the in-lieu <br />agreement, the agreement shall be reviewed acid acted upon by the City Council before <br />issuance of a grading/demolition permit, on-site permit, foundation permit, or building <br />permit for the building/site covcred by this approval. <br />7. The project developer shall modify the landscape areas on the east and west sides of the <br />building covered by this approval to incorporate pedestrian-oriented features such as <br />small patios, benches, etc_ The design and locations of these cotnpot~ents shall be shown <br />on the site and landscape plans of the building permit plate set to the satisfaction of the <br />satisfaction of the Planning Director before issuance of a building permit- <br />
