The proposed location of the conditional use and the conditions under <br />which it would be operated or maintained will not be dctrinicntal to the <br />public health, safety, or welfare, or materially injurious to the properties or <br />improvcnicnts in the vicinity- <br />T3ased on the proposal, the proposed personal fitness facility would be a <br />compatible use to the adj oining warehouse/office use and the nearby office use <br />(Farmers insurance)- The building where the proposed fitness facility is to ba <br />located is a freestanding building with a parking lot. "fhe number of parking <br />spaces available on-site meets the parking demands from both the proposed <br />fitness facility and the existing warehouse/office use. Given ibe floor area the <br />tenant space is to occupy, the City Traffic Engineer has determined the increased <br />number of trip volume generated from the proposed use is minimal when <br />coxrxpared to the previous uses. To ensure that the traffic would not create an <br />irrxpact a condition of approval has been included requiring a. traffic study should <br />an expan Sion of the facility result in the facility occupying a tenant space greater <br />than 5,000 square feet Additionally, a condilion has been added requiring the <br />facility ~rxan agement to exercise its discretion in assigning walk-in appointments <br />and other functions/events, such as birthday parties, to avoid parking issue- <br />Therefore, with the proposed conditions of approval, this finding can be n~xade. <br />The proposed conditional use will comply with each of the applicable <br />provisions of the Zoning Ordinance. <br />As conditioned, the proposed use will comply with all provisions and <br />requirements of the City's ?oning ordinance and the approved PUI7 dcvelopn~xent <br />plan if the proposed minor modification is approved by the City Council. As with <br />any conditional use permit, the use permit may be suspended or revoked if the <br />conditions are not met. "therefore, the proposed use; will comply wish the <br />provisions of the Zoning Ordinance, and, with the proposed conditions of <br />approval, this finding can be made. <br />WHEREAS, the Planning Commission deteni-xined that the proposed conditional use would be <br />corpatible with the existing uses in the area_ <br />NOW, 'THERF_FORE, THE PLANNING C7OMMTSSION OF THE CITY OF PLEASAN TON <br />RESOLVES THE FOLLOWING= <br />Section 1 .
