Re <br /> <br />be <br /> <br />The face of Pleasanton Ridge and portions of Tehan and <br />Gold Creek Canyons visible from the Pleasanton valley <br />floor. <br />All lands designated as active, open space park <br />acquisition priorities. (See Policy P.R. 12.) <br /> <br />Development Zone P01ici0$ <br />The Development Zone consists of about 3,663 acres of land, of which preliminary analysis <br />indicates 1,219 acres to be potentially developable. The goal of the Development Zone is to <br />create a high quality, environmentally sensitive, and fiscally self-sufficient residential <br />community clustered on the developable portions of the Development Zone. Sufficient <br />development potential and developable land have been set aside to allow a high amenity <br />residential development, such as a golf course-anchored project. Open space park and trail <br />improvements and/or other qUaSi-public uses are anticipated to be designed into the <br />development plan for the Development Zone. All non-residential land uses necessary to <br />make a self-sufficient neighborhood within the Development Zone shall be encouraged so <br />long as these uses are scaled to the neighborhood. The development plan should also further <br />the open space goals of the Pleasanton Ridgelands by respecting existing open space and <br />ecosystem values and by providing appropriate access. <br /> <br />Policy P.R.5: <br /> <br />The following uses shall be allowed in the Development Zone: <br />a. residential uses, not to exceed 2,640 units; all product <br /> types are allowed so long as the density of a particular <br /> product type does not exceed 15 units per acre, except <br /> that senior, lower-income, and moderate-income housing <br /> projects may develop at greater densities as otherwise <br /> allowed in the General Plan. <br />b. commercial/office uses of a Pleasanton Ridgelands <br /> neighborhood-serving 'scale, with floor area ratio not to <br /> exceed 0.30; <br /> quasi-public uses as listed in Table P.R.2, subject to the <br /> criteria established therein; <br /> park uses as listed in Table P.R.3, subject to the criteria <br /> established therein; <br /> open space uses, either privately or publicly owned; and <br /> agricultural uses as listed in Table P.R.4. <br /> <br />ee <br /> <br />General uses in each category shall be interpreted as are those <br />uses specified in the General Plan for these categories. <br /> <br />Policy P.R.6: <br /> <br />Development in the Development Zone shall be done in <br />accordance with all applicable General Plan policies, except as <br />they may be modified by the express policies in the Pleasanton <br />Ridgelands Plan. <br /> <br />Page 3 <br /> <br /> <br />
