EXHIBIT A <br />Conditions of Approval <br />Case AP-92-3/s-gL-244 <br /> <br />That the proposed development shall conform substantially to <br />the site plans, elevations, and related materials, Exhibit A <br />(dated "Received January 9, 1992"), on file with the Planning <br />Department, except as modified by these conditions. <br /> <br />That the applicants shall obtain all exterior building permits <br />and other applicable City permits for the project prior to the <br />commencement of construction. <br /> <br />The applicants shall negotiate in good faith with the property <br />owner to the south to record a 10 foot non-buildable easement <br />to the south of the applicants building. If the applicant is <br />able to accomplish this easement, the applicant shall <br />substitute the proposed wire mesh windows with a standard <br />window to match the remainder of the windows on the building. <br /> <br />The applicants shall submit installation details for the ATM <br />to the Planning Director for review and approval prior to <br />installation. <br /> <br />The applicants shall apply for a variance to allow the <br />retention of the freestanding pole sign. <br /> <br />The applicants shall submit plant species and sizes for the <br />proposed landscaping to the Planning Director for review and <br />approval prior to installation. <br /> <br />Six square recesses will be added on rear elevation to match <br />the north and east elevations. All such recesses shall be <br />approximately 3' square. <br /> <br />The awnings on the south elevation shall be retained with <br />architectural treatment added around the windows to be <br />consistent with the rest of the building and with the awning <br />colors changed to match the building color scheme. <br /> <br />The applicant is encouraged to negotiate in good faith with <br />the City regarding consolidation of Downtown parking lots, and <br />has so stated. <br /> <br />{end} <br /> <br /> <br />
