"ATTACHMENT A" <br />CONDITIONS OF-APPROVAL <br />Z-91-135 <br />August 20, 1991 <br />1. That the regrading and landscaping of Lot 5 (Tract 5835) shall <br />conform substantially to the site plan, landscape plan, and <br />related materials, Exhibit A (dated "Received July 15, 1991"), on. <br />file with the Planning Department. <br />2. That all applicable building and other City permits shall be <br />obtained for the pool and for all retaining walls which are to be <br />installed as part of the regrading of the subject lot. <br />3. That if the applicant seeks to construct any above-ground <br />structures in the rear yard area, a plan depicting the location <br />and appearance of all such structures shall be submitted`'ta°the <br />Planning Department prior to construction. '_'he Planning <br />Department••shall notify adjacent properly owners by mail o£ the <br />proposed structure(s) prior to taking any action. In the. event <br />that an adjacent property owner asks nor a formal hearing <br />concerning the proposed structure(s), a hearing shall be. <br />scheduled at the next available City Council meeting for Council <br />review and approval. In the event that no hearing is requested <br />within 7 days following the mailing of notices to adjacent <br />property owners, the Zoning Administrator may approve. approve <br />conditionally, or deny the application following the procedures <br />established in Section 18.20 of the Municipal Code for Design <br />Review Board approval of new applications. <br />4. That all excess soil removed from the site shall use a haul route <br />of Montevino Drive to Vineyard Avenue. :lo trucxs hauling soil <br />shall use Crellin Road or its feeder =_treets. <br />5.
