EBHIBIT "B" <br />Proposed Conditions of Approval <br />Case Z-91-74 <br />City Council <br />(July 16, 1991) <br />1. The proposed development shall conform substantially to the <br />site plans, elevations, and related materials, Exhibit "A" <br />(dated "Received, July 11, 1991"), on file with the Planning <br />Department, except as modified by these conditions. <br />2. The developer shall obtain all building and other applicable <br />City permits for the project prior to the commencement of <br />construction. <br />3. The developer shall roof-mount the microwave dish antenna in <br />the equipment well of Building "A" as shown on Exhibit "A". <br />The top edge of the dish antenna shall be no higher than the <br />top edge•of the nearest portion of the parapet wall. With <br />the building permit, the applicant shall verify conformance <br />of the installation with this condition with the Planning <br />Director. <br />4. The underground diesel fuel storage tank installation shall <br />conform to the requirements of the Pleasanton Fire <br />Department. <br />5. The developer shall remove parking spaces in the parking <br />area generally located in the northwest portion of the site <br />in order to create additional landscape "pockets" in the <br />parking area. Each landscape pocket shall consist of at <br />least two combined parking spaces and shall be located in <br />front of the masonry security wall, the south side of the <br />antenna, and along the north and west property lines by the <br />canal where determined by the Planning Director to buffer <br />views of the antenna pole and base and the security wall. <br />Landscape, irrigation, and parking lot plans shall be <br />provided to the Planning Director for review and approval <br />prior to issuance of the building permit. <br />6. Planting to be installed in the landscape "pockets" required <br />under Condition 5 shall consist of groundcover, shrub, and <br />tree species. Shrubs shall be 5 gal. size. Tees shall be <br />a mix of 15 gallon, 24" box, and 36" box size soauei redwood <br />species. Final design shall be provided to the Planning <br />Director for review and approval prior to issuance of the <br />building permit. <br />7. The pole and antenna shall be painted a non-reflective blue <br />color that, when under direct sunlight, will cause the <br />- 11 - <br />
