Find that the proposed PUD Development Plan is consistent with the General Plan and <br />the purposes of the PUD Ordinance; <br /> <br />3. Make the Planned Unit Development findings as identified in the attached planning <br />Commission staff report; and, <br /> <br />4. Introduce the draft ordinance approving Case PUD-44 for a rezoning of2.91 acres from <br />A (Agriculture) District to PUD-LDR (Planned Unit Development - Low Density <br />Residential District and for Development plan approval for a three-lot residential <br />development as shown on Exhibit A, subject to the conditions of approval listed in <br />Exhibit B. <br /> <br />SUMMARY: <br /> <br />Staff and the Planning Commission have found that the proposed project is consistent with the <br />goals and policies of the City of Pleasant on General Plan. The proposed development will <br />provide two additional residential lots on Dublin Canyon Road, and the designs of the two new <br />homes are compatible with the existing homes in the surrounding residential area. Staff believes <br />that the conditions of approval adequately address issues such wildlife, open space, noise, <br />drainage, and design elements. <br /> <br />Honorable Mayor and Members of the City Council: <br /> <br />SITE DESCRIPTION <br /> <br />The subject site is located on the east side of Dublin Canyon Road, next to the entrance to "The <br />Preserves" development. The site is 2.93-acres in area and is currently developed with one <br />single-family residence occupied by the applicant and a detached caretaker unit, both of which <br />would remain. The front portion of the site is relatively flat with little vegetation. The rear <br />portion of the site slopes up to the south and is covered with groves of trees. The site is <br />surrounded by single-family residential uses. Across Dublin Canyon Road and to the west of the <br />site arc Canyon Meadows, a high density condominium dcvelopment and Canyon Creek, a <br />medium density single family residential subdivision. <br /> <br />PROJECT DESCRIPTION <br /> <br />The proposed development plan would allow for a three-lot subdivision. Lot I would be located <br />betwecn Dublin Canyon Road and the existing house and is approximately 20,287 square fcct in <br />size. Lot 2, approximately 64,134 square feet in size, is currently occupied by an existing <br />residence with a caretaker unit.
