<br />submit recommendations to the City Enginecr for consideration on the matter. <br /> <br />74. The developer shall install subdrains at the perimeter of all building foundations and at <br />the back of curb of the street. Said drains shall be connected to the street storm, unless <br />otherwise approved by the City Engineer. <br /> <br />75. All utility boxes and transformers for this project shall be installed underground. All <br />capacitor banks or switches for the project may be installed above ground if properly <br />screened to the satisfaction of the Planning Director. All utilities shall be installed in <br />conduit. <br /> <br />76. The project developer shall deposit a bond with the City of Pleasant on to ensure <br />completion of any required public improvements. This bond shall be in a standard form <br />approved by the City Attorney and shall be in an amount satisfactory to the City <br />Engineer. <br /> <br />77. The project developer shall submit a final grading and drainage plan prepared by a <br />liccnsed civil engineer depicting all final grades, pad and finishcd floor elevations, and <br />on-site drainagc control measures. This plan shall be subject to the review and approval <br />of the City Engineer, Planning Director, and Chief Building Official prior to the issuance <br />of any building permits. <br /> <br />78. The project developer shall submit a refundable cash bond for hazard and erosion control <br />prior to issuance of an Engineering or Building Department permit. The amount of this <br />bond will be determined by the City Engineer. <br /> <br />79. Any existing wells on the site shall be removed or sealed, filled and abandoned pursuant <br />to Alameda County Ordinance 73-68, prior to the start of grading operations unless Zone <br />7 retains specific wells for observation wells, or special approval is obtained from the <br />City Engineer for temporary usc of an existing well for construction water. Any wells <br />designated for abandonment or any wells, encountered during construction, are to be <br />destroyed in accordance with a permit obtained from Zone 7. <br /> <br />Ifwell water is to be used for irrigation, the applicant shall submit the request and is <br />subject to the review and approval by the Planning Director and City Engineer. <br /> <br />80. The haul route for all materials to and from this development shall be approved by the <br />City Engineer prior to the issuance of an encroachment permit. <br /> <br />81. The project developer shall submit a dust control plan or procedure as part of the <br />improvement plans. <br /> <br />Page -12- <br />
