Staff has already included erosion control measures and best <br />management practices in the conditions of approval that will provide adequate protection of the <br />drainageway during construction. <br /> <br />FISCAL IMPACT <br /> <br />The proposed development would have a negligible financial impact on the City. Increases in <br />property taxes would be used to provide services, such as police, fire, etc., for the increased <br />demand generated by the seven additional homes. <br /> <br />CONCLUSION <br /> <br />This project represents a collaborative effort between the applicant and the City. Staff worked <br />closely with Mr. Reznick and his consultants to ensure that the private road alignment was <br />compatible with the City's access requirements to the water tank site as well as the proposed <br />single-family development. The placement of the water tank and the siting of the single-family <br />lots was also a collaborative effort between staff and Mr. Reznick. <br /> <br />Staff feels that the proposed plan is appropriate in density and design for this site, addresses the <br />types of issues and concerns that staff normally has regarding hillside development, and <br />conforms to the Vineyard Avenue Corridor Specific Plan.
