<br />. Lot sizes would range from 1.13 to 4.61 acres. Three lots (Lots 1-3) would be located near <br />the lower portion of the lot. Four lots (Lots 4-7) would be located on the upper portion of <br />the lot. The City water tank parcel would measure approximately 1.2 acres. <br /> <br />. Building envelopes (identified as Designated Development Areas) have been created for <br />each of the single-family lots. All structures (i.e., the main dwelling and all accessory <br />structures, including "agricultural" accessory structures) would be required to be located <br />within the envelopes. <br /> <br />. Proposed Floor Area Ratios for the building envelopes would limit the future homes (plus <br />any habitable accessory structures) to the following sizes: <br /> <br />Lot I = 5,425 sq. ft. <br />Lot 2 = 6,447 sq. ft. <br />Lot 3 = 5,814 sq. ft. <br />Lot 4 = 6,744 sq. ft. <br /> <br />Lot 5 = 8,450 sq. ft. <br />Lot 6 = 9,361 sq. ft. <br />Lot 7 = 9,015 sq. ft. <br /> <br />As proposed, basements, garages, and non-habitable accessory structures would be excluded <br />from the allowable floor area. <br /> <br />. Architectural design guidelines and site development standards have been created for the <br />custom homes. <br /> <br />. Under certain parameters, two-story homes would be allowed on any of the seven lots. <br /> <br />. The home sites on the lots would be graded with flat pads. The pads for Lots 1 and 2 would <br />be created by adding fill to the lots. The pads for Lot 3 and 4 would be created by cutting <br />into the slope. The existing pad would be used for Lot 5. A cut-fill pattern would be used <br />to create Lot 6. A portion of the pad for Lot 7 currently exists and would be cut down <br />approximately two feet. The Lot 7 pad would be enlarged by cutting into and reshaping the <br />existing knoll at the east side of the lot. <br /> <br />. Access to the proposed lots and water tank would be from an 18- foot wide paved private <br />road that generally follows the location of the existing, approximately lO-foot wide winding <br />road to the existing residence. The proposed road alignment differs from the existing road <br />alignment in that the road would connect at Old Vineyard Avenue near the northwest end of <br />the site in order to align with the new roundabout at the intersection of Old Vineyard <br />Avenue and Thiessen Street. The road would be cut into the hillside and utilize retaining <br />walls up to six-feet tall to reduce impacts on the existing trees. The road would be extended <br />approximately 450 feet further up the ridge from its existing terminus to serve the City <br />water tank. <br /> <br />Page - 6 <br />
