<br />II. SITE DESCRIPTION <br /> <br />The subject property is locatcd on the south side of Old Vincyard Avenue and measures <br />approximately 20-acres in area. Thc property contains an existing two-story residence and <br />accessory structures (deck, pool, and aviary) with a paved driveway otTofOld Vineyard <br />Avcnuc. Most of the subject property contains steep slopes. Flat portions of the site are limitcd <br />to the small pads that were created for the existing home and accessory structures. The <br />elevations ofthc subject site range trom 423 feet at the northern corner of the site near Old <br />Vineyard Avenue to 695 feet at the top of the ridge near the southern property line. The <br />property contains blue oak woodland and annual grassland plant communi tics and includes a <br />large number of existing trees. <br /> <br /> <br />Subject property ns viewed from the future school site <br /> <br />Existing Residence <br /> <br />Adjacent Properties <br /> <br />The property is bordered on thc east by the Roberts parcel and residence (1666 Frog Hill Lane, <br />formerly Vineyard Avenue), on the west by the Brozosky parcel and residence (I Brozosky Hill <br />Lane, formerly 1700 Vincyard Avenue), and on the south by the Berlogar parcel and residencc <br />(4 Rock Springs Road, formcrly 2200 Vincyard Avcnuc). Ccntex Homes' Avingnon and <br />Grccnbriar Homcs' Bordeaux II Estates dcvelopments (currently under construction) and thc <br />future elementary school site are located north of the subject site, across Old Vincyard Avenue. <br /> <br />III. PROPOSED PROJECT <br /> <br />Thc applicant proposes to create seven single-family lots on thc Hillside Rcsidcntial portions of <br />thc propcrty and a water tank lot on a portion of the Open Space area. The existing residence and <br />accessory structures would be demolishcd. Custom homes would be constructcd on all seven <br />lots.
