ROBERTS' LETTER DATED MAY 21. 2006 <br /> <br />Staff responses to the followinq comments are italicized and in red. <br />May 23, 2005 <br /> <br />Arehitcctural Design Guidelines-Windy Oaks-Reznick <br />Responsc 5/21/06 <br /> <br />I thought I would have had time to discuss my concerns with Mr. Reznick and <br />Mr. Basile, but apparcntly the design guidelines are going to be considcred now rathcr <br />than with the tcntative map as previously proposcd. [ might add that I have not secn the <br />new conditions that Planning is proposing. My numerous concerns follow though thcy <br />may be addressed in these new conditions of approval. <br /> <br />Staff recommends the Planning Commission consider the Architectural Design <br />Guidelines at the lime the T entalive Map is considered for review and approval and has <br />amended condilion number 18 as follows: <br /> <br />18. Prier to tentative mafl approval, tThe Architectural Design Guidelincs are not <br />approvcd with this application and shall be subject to rcvicw and approval by the <br />Planning Commission at thc time oflhe tentative map approval. shall be modified <br />as follows: <br /> <br />a. The guiselines shall indicate that the City '.vill require that a full landscape <br />plan be submilled for design review appro-.'al. <br /> <br />b. Garu!;e area (allached or detaches) e)weeding 700 sql-lare feet shull be <br />tncluses in the FAR culcl-llation. <br /> <br />e. The heigllH>Hnain-llnd-llccessor)' structures shall-tie-measured trem-the <br />lowest elevation of the structure to the highest elevation of the structure. <br />E)(Cefltions for chimneys and similar roof features shull be those of the R 1 <br />40,000 District. <br /> <br />d.
