Non-Developable Land: No further development is permitted on <br /> public lands, quarries, arroyos, or lands exceeding 25% in <br /> slope (approximately 4,900 acres). <br /> <br /> Conditionally Developable Land: Lands unsuitable for <br /> vineyards but less than 25% slope (approximately 2,675 <br /> acres) may be considered for development under a PUD at <br /> gross densities of up to 1 unit per acre, if it will have a <br /> positive effect on the growth and preservation of <br /> viticulture. This can include golf courses, restaurants, <br /> inns, etc. as conditional uses. To provide site design <br /> flexibility, adjoining areas of cultivable lands could also <br /> be developed, if they represent less than 20% of the <br /> cultivable lands on the project site. Additional cultivable <br /> lands can be developed if replaced elsewhere in the Plan <br /> Area on an acre-for-acre basis. <br /> <br /> Wine Country Center: A cluster of wine tasting rooms, <br /> restaurants, gift shops, inns, hotels, conference centers, <br /> recreational facilities, wine-related retail outlets, and an <br /> information center would be permitted near Ravenswood Park, <br /> adjacent to Livermore. <br /> <br /> Gateway Areas: Two gateway areas are designated -one along <br /> the Vineyard Avenue corridor adjacent to Pleasanton and <br /> another on the east side of Livermore. These areas would <br /> allow development at densities that would create a <br /> transition between the cities and more rural areas. A <br /> density range of 1 to 4 units per acre is allowed on <br /> buildable areas (less than 25% in slope). <br /> <br />Holding Capacity: Assuming the zoning densities established in <br />the Concept Plan, the following maximum holding capacities would <br />result. If the city agrees to <br />process the application, the development would be annexed to the <br />city and provided with city services.
