Resolution No. 92-34 Conditions of Approval Case AP-92-2/Z-91-226 1. That the proposed development shall conform substantially to the site plans, elevations, and related materials, Exhibit "A" (dated "Received November 15, 1991, and January 10, 1991"), on file with the Planning Department, except as modified by these conditions. 2. That the developer shall obtain all building, encroachment, and other applicable City permits for the project prior to the commencement of construction. 3. All window frames shall be painted with the dark grey building trim color. The color shall be designated on the building permit plan set to the satisfaction of the Planning Director. 4. Trash enclosure materials, design, and colors shall match the building wall. Solid wood or metal gates shall be used on the trash enclosure. Final trash enclosure designs shall be provided to the Planning Director for review and approval prior to issuance of a building permit. 5. The applicant shall make the parking lot available to the general public during the reconstruction of Main Street; the applicant shall comply with the off street parking requirements in effect at the end of the Main Street reconstruction. 6. The wording "Chinese Cuisine" on the south side of the building shall be deleted. 7. The wording "Chinese Cuisine" to be located on the lower edge of the storefront awning on both sides of the building's entrance shall be 6' tall by 8' long. Final design details of the awning signs shall be provided to the Planning Director for review and approval prior to issuance of a building permit. 8. The roof-mounted equipment screen shall be a maximum 3' tall and shall be of solid construction to match the appearance of the stucco wall surfaces of the project structure. (Note: "Tex-Coated" plywood would be one way of achieving this effect.) Final design details of the HVAC equipment screens shall be provided to the Planning Director for review and approval prior to issuance of a building permit. Page 1
