Resolution No. 92-34 <br /> Conditions of Approval <br /> Case AP-92-2/Z-91-226 <br /> <br />1. That the proposed development shall conform substantially to <br /> the site plans, elevations, and related materials, Exhibit "A" <br /> (dated "Received November 15, 1991, and January 10, 1991"), on <br /> file with the Planning Department, except as modified by these <br /> conditions. <br /> <br />2. That the developer shall obtain all building, encroachment, <br /> and other applicable City permits for the project prior to the <br /> commencement of construction. <br /> <br />3. All window frames shall be painted with the dark grey building <br /> trim color. The color shall be designated on the building <br /> permit plan set to the satisfaction of the Planning Director. <br /> <br />4. Trash enclosure materials, design, and colors shall match the <br /> building wall. Solid wood or metal gates shall be used on the <br /> trash enclosure. Final trash enclosure designs shall be <br /> provided to the Planning Director for review and approval <br /> prior to issuance of a building permit. <br /> <br />5. The applicant shall make the parking lot available to the <br /> general public during the reconstruction of Main Street; the <br /> applicant shall comply with the off street parking <br /> requirements in effect at the end of the Main Street <br /> reconstruction. <br /> <br />6. The wording "Chinese Cuisine" on the south side of the <br /> building shall be deleted. <br /> <br />7. The wording "Chinese Cuisine" to be located on the lower edge <br /> of the storefront awning on both sides of the building's <br /> entrance shall be 6' tall by 8' long. Final design details of <br /> the awning signs shall be provided to the Planning Director <br /> for review and approval prior to issuance of a building <br /> permit. <br /> <br />8. The roof-mounted equipment screen shall be a maximum 3' tall <br /> and shall be of solid construction to match the appearance of <br /> the stucco wall surfaces of the project structure. (Note: <br /> "Tex-Coated" plywood would be one way of achieving this <br /> effect.) Final design details of the HVAC equipment screens <br /> shall be provided to the Planning Director for review and <br /> approval prior to issuance of a building permit. <br /> <br /> Page 1 <br /> <br /> <br />
