The amount of land we were talking about is about 1500 sqft, and would have
leepened our lot on the northeast corner. The impasse was not over the size of the parcel or over price (Mori
md I had agreed to the size and the price), but over the fact that I still do not support use of the EVA for
:onstruction access. As far as I know, that is the only source of disagreement.

t is also my understand that, at one point, a plan was considered to run the cui de sac road directly behind our
IOme. I do not know why this was never discussed with the neighborhood, but I would actually favor this plan
Jecause it would put more separation between our home and the home behind us.

~t this point, if the proposed development plans go through, we will have a home placed directly behind our lot -
directly affecting our view and privacy (as previously stated), AND we would have construction trucks running
hrough the EVA to that space for however long it takes to build out the development of those four homes. That
5 completely inappropriate in my view. My wife and I have discussed this at some length and should this come
o pass, we would be compelled to sell our home and move elsewhere.

am asking for the Planning Commission's support to not let this happen, and request the follOWing conditions for
he Hatsushi Development:

.. Any home that is to be build on the currently defined Lot 13 is kept to a single story, 3200 sqft or less, and
he peak height is not allowed to be more than 8 feet above the current elevation of our lot. That would allow a
otal home height of approximately 18 feet. Also, that home be positioned as far east and south as legally
Iilowed on that lot.

~. The EVA is not to be used for any construction access, as the Hatsushi's have other means of accessing that
Irea - up from Vineyard, through Mr Hatsushi's driveway (which he has used many times to drop off or pickup
:attle), or from the roads to the east.

:. The EVA be positioned no closer than 45' from our property line.

i. All of the "triangle" or the portion south of the EVA be sold to my wife and I, and that it immediately be
~ndscaped.

would like to briefly address these points with the Planning Commission at the next appropriate meeting.

:egards,
:on Lloyd
:54 Montevino Dr

./2112006
