The proposed 217 -square-foot addition is the additional space being <br />added to the house and the garage. The 30 square feet being added to the garages brings the <br />existing non-conforming garage dimension into compliance with the required dimensions for a <br />two-car garage, and the existing 420 square-foot garage will be moved forward to accommodate <br />the 1 87-square-foot addition to the home (located behind the garage). <br /> <br />As proposed, staff believes that the addition would not be a visual impact from the street and <br />would blend with the existing home when viewed from other properties. Staff believes that the <br />design of the structure echoes the style of the existing house, and the proposal meets all the <br />development standards in terms of building height, and the floor area ratio allowed for the <br />subject lot, with the exception of the side yard setback. <br /> <br />Staff believes the project, as conditioned, merits a favorable recommendation by the Planning <br />Commission. <br /> <br />VIII.
