<br />Lots 1 and 2: I'm not sure they should have to face the trail and Vineyard. Thc <br />privacy on thcsc two lots will be compromiscd by the way the road wraps around thcm. <br />Cars will be coming downhill directly at their backyards; cars coming up thc hill might <br />impact the privacy on Lot 2. 1 laving a wcll articulated sidc yard lacing Vincyard might <br />actually appear less massive. <br /> <br />Staff believes the design can be addressed at the time the design guidelines are <br />considered at the time of the Tentative Map review and approval. <br /> <br />Size: The I Iatsushi hillside development limited houses to 8000sq. n. Would it <br />be bettcr to limit square footagc? In the past 8 ycars, the Commission hasn't approved a <br />housc ovcr 7000 sq ft., usually duc to thc visibility of these larger structures. <br /> <br />Staff notes the proposed FAR are shown on pg 6 of the staff report. The larger sizes <br />ranging from 8,450 sf/o 9,015 sf will be located on sites that are not as visible. The <br />determination of FAR would be considered with Ihe architectural design guidelines at the <br />time of the Tentative Map review and approval. <br /> <br />Acccssorv structures: Page 25 seems to allow accessory structurcs to bc 25'. Docs <br />thc City allow any accessory structures to be that high? <br /> <br />Noted. The determination of accessory structure heights would be considered with the <br />architectural design guidelines at the time of the Tentative Map review and approval. <br /> <br />Planting Requirements: I hope you add Italian Cyprcss to the list of inappropriate <br />trees. You might also considcr the extremely careful inspcction, or elimination of azalcas <br />and rhododcndron since these plants are believed to have introduced the oak virus that <br />has dccimated trees in Marin. <br />I realize that the tree planting rcquircmcnts on p. 24 have been lined from the <br />Mariposa guidclincs, but thcrc are no native trees on those lots (or not vcry many). Might <br />thc planting of 25 or 27 trccs bc ovcrdoing it cspccially on the oak lillcd lots? Lot 7 and <br />Lot 6, on the other hand, may nccd morc. <br /> <br />Noted. The VCSP guidcline for HR architecture <br />(p.35) states, "I louse designs should bc limitcd to traditional architectural forms adjusted <br />to conform to the natural charncter of the site. Architcetural dcsign should <br />cmphasize thc blending of buildings into thc naturnl surroundings..." On pagc 16 of <br />thc Oak Ridgc guidelines, it states that,"...thc architcctural stylcs arc choscn to rcllcct thc <br />wine regions of Europc. Ruby Hills was designed to do just that. The flat arcas in thc <br />Vincyard Corridor too havc bcen designcd to reflcct European villagcs, and these <br />medium density Vincyard Corridor PUDs have to incorporatc signilicant vineyards.
