<br />Planting Reauirements: I hope you add Italian Cypress to the list of inappropriate <br />trees. You might also consider the extremely careful inspection, or elimination of azaleas <br />and rhododendron since these plants are believed to have introduced the oak virus that <br />has decimated trees in Marin. <br />I realize that the tree planting requirements on p. 24 have been lifted from the <br />Mariposa guidelines, but there are no native trees on those lots (or not very many). Might <br />the planting of25 or 27 trees be overdoing it especially on the oak filled lots? Lot 7 and <br />Lot 6, on the other hand, may need more. <br /> <br />Stvles and relation to the natural environment: <br />Although the sample homes are truly lovely, and would appeal to many <br />prospective buyers, I don't see that any reflect the surrounding forest; nor do most of <br />them fit in with hillside residential guidelines. The VCSP guideline for HR architecture <br />(p.35) states, "House designs should be limited to traditional architectural forms adjusted <br />to conform to the natural character ofthe site. Architectural design should <br />emphasize the blending of buildings into the natural surroundings..." On page 16 of <br />the Oak Ridge guidelines, it states that,". . . the architectural styles are chosen to reflect the <br />wine regions of Europe. Ruby Hills was designed to do just that. The flat areas in the <br />Vineyard Corridor too have been designed to reflect European villages, and these <br />medium density Vineyard Corridor PUDs have to incorporate significant vineyards. The <br />Oakridge lots are not in Ruby Hills, not in Mariposa adjoining the Callipe Golf course, <br />and are not in the flatter Vineyard District of the Vineyard Corridor. <br />The list of appropriate styles seems to eliminate creativity. Where's the <br />contemporary woodsy home? Contemporary doesn't have to mean Frank Gehry. Would <br />Frank Lloyd Wright or Julia Morgan be discouraged? Their styles have certainly have <br />withstood the test oftime. Some of the sample styles might be tucked into the sites, but <br />the Tuscan farm house belongs in Ruby Hills, on one ofthe 20 acre vineyard parcels (as <br />pictured) or in Tuscany, though most Tuscan villas are probably not as large as those in <br />the South Livermore Valley. The proposed styles, and the sport courts seem to belong in <br />an upscale standard development, not HR, not in this Blue Oak, savannah parcel. <br /> <br />Mary L. Roberts <br />
