<br /> <br />May 22, 2006 <br /> <br />Mr. Steve Otto <br />The City of Pleasanton <br />200 Old Bernal Avenue <br />Pleasanton, CA 94566 <br /> <br />Subject: The Estates on Oakridge; Seven-Lot Residential Subdivision at 5 Windy <br />Oaks Drive (formerly 1680 Vineyard Avenue), Visual Simulations <br />Peer Review <br /> <br />Dear Steve, <br /> <br />Per your request, we have completed a peer review of the 'The Estates on Oakridge' <br />visual simulations prepared for the property at 5 Windy Oaks Drive The peer review <br />evaluated the simulations for accuracy and realism as measured against current industry <br />standards. The accuracy of the simulations was assessed with respect to building scale <br />and location, grading and roadway design and depiction of proposed landscaping as <br />described in the available project application material. <br /> <br />The following steps were taken to develop the peer review of the visual simulations. <br /> <br />1. Available project data was reviewed including site plan maps, site topographic <br />data and lot layouts. Since detailed architectural drawings have not been <br />developed for the site, a prototypical home was developed to indicate the <br />approximate dimensions and architectural style of the homes likely to built on the <br />site. <br /> <br />2. On May 15th, 2006, Vallier Design Associates Inc. discussed the methodology <br />and project assumptions used to develop the visual simulations with Don <br />Carmickle of Previsualist, Inc. <br /> <br />3. The three-dimensional (3D) computer model used to prepare the simulations was <br />compared with the available project application materials and reviewed for <br />accuracy. <br /> <br />4. The simulations were evaluated for accuracy in depicting the proposed project <br />elements from the given simulation viewpoint locations. <br /> <br />5.
