<br />b. The "Open Space" designation shall apply to all parts of the property which <br />are not designated "Hillside Residential" as defined above and shall be <br />subject to the following uses: <br /> <br />(1) Permitted Uses: <br />(a) Public water tank on Parcel A <br />(b) livestock grazing <br />(c) vineyards, orchards, and other row crops <br />(d) horticulture <br />(e) Any combination of the following animals may be kept on <br />lots with at least 1.5 acres ofland designated as Open Space; <br />(i) Fifty small fowl (chickens, ducks, Guinea fowl) or <br />rabbits per acre; or <br />(ii) One head of cattle, horse, or donkey per 1.5 acres; or <br />(iii) One sheep or goat per 0.75 acre; or <br />(iv) Other potential farm animals subject to type and <br />quantity approval by the Planning Commission. <br /> <br />3. Unless otherwise specified in the conditions of approval or Architectural Design <br />Guidelines for the subject PUD, all site development standards shall be those of <br />the R-I-40,000 District. <br /> <br />4. Although the Specific Plan limits building heights on existing elevations <br />exceeding 540 feet to 25 feet in height and one story, building heights on existing <br />elevations exceeding 540 feet may be allowed to exceed 25 feet, but no greater <br />than 27 feet, and may be two-story on a case-by-case basis if the finding can be <br />made that the additional height will not create more of a visual impact to offsite <br />locations and adjacent neighbors than a structure 25 feet or less in height. <br /> <br />5. All main and accessory structures shall be located within the Designated <br />Development Areas as shown on Exhibit A. The applicant shall have the <br />approved development areas surveyed, shall provide a permanent survey marker <br />for the limits, and a plot plan shall be provided to each homesite buyer. The <br />Designated Development Areas shall not be amended by PUD modifications for <br />continued development on the site. <br /> <br />6. Future homes on the subject property shall be subject to design review approval by <br />the Planning Commission. <br /> <br />7. The future home developer(s) shall prepare project-specific photomontage <br />analyses with the submittal of their design review applications with the viewpoints <br />selected by the Planning Director.
