<br /> <br />6C <br /> <br />pLEASANTONo <br /> <br />City Council <br />Staff Report <br /> <br />June 6, 2006 <br />Planning Department <br /> <br />SUBJECT: PUD-54 <br /> <br />Applicant: Greg Reznick, Threehand LP <br /> <br />Property Owners: Greg Reznick, Threehand LP <br /> <br />Purpose: Application for Planned Unit Development (PUD) development plan <br />approval to subdivide an approximately 20-acre site into eight-lots, <br />consisting of seven single-family lots for custom homes and one lot <br />for a City water tank. <br /> <br />General Plan: Vineyard Avenue Corridor Specific Plan Area <br /> <br />Specific Plan: The Vineyard Avenue Corridor Specific Plan land use designations <br />are Hillside Residential and Open Space <br /> <br />Zoning: The subject property is zoned PUD-HR/OS (Planned Unit <br />Development - Hillside Residential/Open Space) District. <br /> <br />Location: 5 Windy Oaks Drive (formerly 1680 Vineyard Avenue) <br /> <br />PLANNING COMMISSION RECOMMENDATION: <br /> <br />The Planning Commission recommended approval of the PUD development plan (4-1), <br />subject to the conditions of approval recommended by staff, but added a condition that <br />allows the Roberts to review and approve the plans for the portion of an emergency <br />vehicle access (EVA) road located on their property should it be determined that the EVA <br />from the Reznick property be connected to the Roberts' driveway. In addition, the <br />Commission modified Condition No. 7.d. to allow the Planning Director to approve some <br />expansion to the Designated Development Areas for Lots 1 and 3.
