To achieve acceptable noise levels for each land use within the Planning Area <br />while minimizing reliance on traditional sound walls. <br /> <br />2. To achieve no net reduction in wetland and riparian resources as a result of <br />development within the Planning Area and to significantly increase biological <br />resources, where possible, <br /> <br />3. To protect people and property from flood hazards. <br /> <br />4. To protect the safety of future site users from potential fire hazards. <br /> <br />5. To protect the health, safety and welfare of future site users from <br />geologic hazards, <br /> <br />6.
