<br />[~. ~~:\!~, <br />--.. <br /> <br />- <br /> <br />Phase II permits a variety of public and quasi public uses to be integrated into an open space/ <br />grand park-like setting. Since the actual land use locations and acreages are to be determined <br />over time, a process is also provided to guide the planning of Phase II projects, This process is <br />intcndcd to be flexible enough to allow future use of the Phase II Planning Area to respond to the <br />ever-changing community needs in a manner that will sensitively preserve the 318 acres under <br />City ownership. <br /> <br />Planning Area Location And Description <br /> <br />As shown in Figure 1 1, the 516 acre Bernal Property consists of three separate land areas: (1) <br />the 202 acre Western Area located between Interstate 680 (I 680) and the Arroyo de la Laguna: <br />(2) the triangular shaped Central Area containing approximately 251 acres and bounded by 1680 <br />to the southwest, Bernal Avenue to the north, and the Union Pacific Railroad (UPRR) tracks to the <br />southeast: and (3) the 63 acre Eastern Area situated between the UPRR tracks to the northwest and <br />the Alameda County Transportation Corridor to the southeast. <br /> <br />Existing land uses that surround the Bernal Property are also shown in Figure 1 1. These include <br />single family housing and the Castlewood Country Club Golf Course to the west of 1-680; the <br />Bernal Corporate Center and the Alameda County Fairgrounds to the north: and the Pleasanton <br />Middle School, apartment housing, and office and light industrial uses to the southeast. <br /> <br />The Phase I and II Planning Areas are shown on Figure 1 2. Phase II includes 119 acres that <br />surround the Phase 1 residential neighborhood in the Western Area, 162 acres situated mostly east <br />of the Phase I commercial/office and residential lands in the Central Area, and 37 acres consisting <br />of the "Knoll," marsh, and Hearst Elementary School located southeast of the UPRR tracks in the <br />Eastern Area. <br /> <br />12 <br /> <br />Introduction <br />
