EXHIBIT "B" <br /> <br /> Conditions of Approval <br /> <br /> Case 2-93-146 <br /> <br />1. Development shall be substantially as shown on the <br /> development plans, Exhibit "A", dated "Received, August 16, <br /> 1993" on file with the Planning Department, except as <br /> modified by the following conditions. Minor changes to the <br /> plans may be allowed subject to the approval of the Planning <br /> Director if found to be in substantial conformance to the <br /> approved exhibits. <br /> <br /> 2. All utilities required to serve the antenna site shall be <br /> installed underground, unless otherwise determined by the <br /> Planning Director. <br /> <br /> 3. The antenna tower and antennas shall be painted with a non- <br /> reflective gray-blue color that, when under direct sunlight, <br /> blends with the sky. There shall be no bare metal surfaces. <br /> The colors of the building and antenna shall be stated on <br /> the plans submitted for review and approval by the Planning <br /> Director prior to the issuance of a building permit. <br /> <br /> 4. This design review approval will lapse within one year from <br /> the date of approval unless a building permit is issued and <br /> construction has commenced and is diligently pursued toward <br /> completion or an extension has been approved by the City. <br /> <br />5. All building and/or structural plans must comply with all <br /> codes and ordinances in effect before the Building <br /> Department will issue permits. <br /> <br />6. If a tree located on city property should ever grow tall <br /> enough to affect the microwave signal to Pleasanton ridge, <br /> the city shall investigate measures, e.g., realigning the <br /> antenna to the ridge or raising the antenna to a higher <br /> location on the tower, to eliminate the need for significant <br /> alteration of the tree(s) in question. <br /> <br /> <br />
