DEVELOPMENT OPTIONS

Pleasanton Memorial Gardens has some undeveloped property. This can serve
as burial areas in the future. To improve the image of the facilities, the initial
steps or projects would be to:

1. Remove all the structures on site. These buildings are in poor condition
and unsightly.

2. Restore the archway, fence and landscape along the street. This will add
enormously to the streetscape.

3. Install a new sign and infonnational signage on the ownership and
operation of the Cemetery.

The next steps would be to:

4. Restore the irrigation system.

5. Add seed and fertilizer to enhance the lawn areas.

6. Clean up the street and road edges.

The area remaining could be laid out as full casketed burial spaces and
accommodate 1,200:t spaces. If these spaces were double depth with pre-
installed concrete liners, the area could accommodate 2,400:t burial spaces. The
area to be utilized slopes downhill. This may require retaining walls if an
installation of this type were pursued.

We recommend a less intense development approach-layout without a lot of
grading or site change and lots of various sizes for the burial of casketed remains
and cremated remains. Have this lot design permit variable types of memorials
to reflect the same styles as the historic lots and monuments now in the
Cemetery. This more passive approach to development and sales will, in our
view, be more appropriate in the long term.

The site can be master planned and capacities determined. The inventory, in our
view, should be planned to principally serve those families selecting cremation as
a step in the funeral process. This will make the most sense to meet community
preferences and to cost effectively utilize the remaining property.

21
