<br />. Pursuing the potential for affordable units in the proposed continuing care community <br />proposed for the Staples Ranch property. <br />. Review short and long range uses for the City Lower Income Housing Fund to assure <br />adequate funding for priority projects and uses. <br />. Pursue agreements with owners of secondary units to determine feasibility of establishing <br />income restrictions. <br /> <br />While the above opportunities are broad and may not in and of themselves be successful in <br />meeting the RHND affordable units targets, they do represent an opportunity for discussion that <br />may lead to continued successes in the future. <br /> <br />In addition to the above, staff intends to work closely with ABAG in an attempt to assure use of <br />a methodology for new RHND numbers that are more realistic with existing land, fmancial and <br />cap constraints. It should also be noted that the ABAG RHND represents housing targets and/or <br />goals and while cities are required to identity policies, goals and programs as part of their <br />housing elements to meet the targets, there is not legal requirement for the City to approve <br />construction of the required units. Nevertheless, historically, Pleasanton has worked diligently to <br />meet regional needs and goals and it continues to focus on meeting the RHND. <br /> <br />STAFF RECOMMENDATION <br /> <br />As indicated, this report is primarily infonnational intended to provide the Council with current <br />information regarding the City's affordable housing efforts. The Council may direct staff to <br />explore any of the opportunities listed above. <br /> <br />FISCAL IMPACT <br /> <br />There is no direct impact as a result of this report.
