a judicial foreclosure sale or deed in lieu of foreclosure, of such deed of trust or mortgage, <br />and any conveyance or transfer thereafter, shall receive title free and clear of the provisions <br />of this Deed of Trust, provided notice has been sent to the City at least 90 days prior to <br />Trustee's sale or foreclosure sale and City has failed to repurchase within said 90 day period. <br /> <br /> 15. Invalid Provisions. If any one or more of the provisions contained in this <br />Restrictive Covenant shall for any reason be held to be invalid, illegal or unenforceable in <br />any respect, then such provision or provisions shall be deemed severable from the remaining <br />provisions contained in this Restrictive Covenant, and this Restrictive Covenant shall be <br />construed as if such invalid, illegal or unenforeeable provision had never been contained <br />herein. <br /> <br /> 16. Controlling Law. The terms of this Restrictive Covenant shall be interpreted <br />under the laws of the State of California. <br /> <br /> 17. Notices.
