14. <br /> <br />The applicants shall make the following modifications/revisions to the building <br />design/architecture: <br /> <br />a.) Wood planter boxes shall be added below the first floor windows along the <br />Main Street facade. <br /> <br />b.) The base of the brick planters shall be slightly recessed. <br /> <br />c.) The second floor planter boxes shall be redesigned to use a wood exterior. <br /> <br />d.) The applicants shall redesign the grillwork on the garage openings. <br /> <br />e.) The applicants shall increase the landscaping as feasible around the garage <br />openings. <br /> <br />Said modifications shall be shown on the plans submitted for issuance of building <br />permits and shall be subject to review and approval by the Planning Director prior <br />to issuance of building permits. <br /> <br />15. <br /> <br />Details of the various windows and window treatments, cornice(s), eaves, support <br />columns, arches, reveal lines, planter boxes, light sconces, and decorative metal <br />grills shall be submitted with the plans submitted for building permits and shall be <br />subject to review and approval by the Planning Director prior to issuance of <br />building permits. <br /> <br />16. <br /> <br />Details of the Main Street sidewalk modifications shall be submitted with the plans <br />submitted for issuance of building permits and shall be subject to review and <br />approval by the Planning Director prior to issuance of building permits. Sidewalk <br />modifications shall match the color, concrete material, and pattern of the existing <br />Main Street sidewalk. The applicants or their contractor shall contact the City <br />Street Department to obtain sidewalk color and material information and use of the <br />City's sidewalk stamp. <br /> <br />17. <br /> <br />The applicants shall effectively screen from view all ducts, meters, satellite dishes, <br />air conditioning equipment, and any other mechanical equipment, whether on the <br />structure, on the ground, or on the roof, with materials architecturally compatible <br />with the main structure. Screening details shall be shown on the plans submitted <br />for issuance of building permits, the adequacy of which shall be determined by the <br />Planning Director. All required screening shall be provided prior to occupancy. <br /> <br />CONDITIONS OF APPROVAL <br /> <br /> <br />
