d. The sign may utilize individual, internally illuminated channel letters, or letters <br /> may be individually routed in the sign cabinet and illuminated from within. No can <br /> signs shall be permitted. <br /> <br /> e. The design of the sign shall reflect the architectural style and materials of the <br /> shopping center buildings. <br /> <br /> f. The area around the base of the sign ihan be appropriately landscaped with <br /> accent shrub species listed in the Hacienda Business Park guidelines. <br /> <br /> E. General Conditions <br /> <br />21. At no time shall balloons, banners, pennants, or other attention-getting devices be <br /> utiliTed on the site except as allowed by Section 18.96.060K of the Zoning Ordinance <br /> for grand openings or by Section 18.116.040 of the Zoning Ordinance if approved by <br /> temporary conditional use permit as part of a decorating plan in conjunction with <br /> shopping center promotional events. At no time shall spot lighting be used after <br /> 10:00 PM in conjunction with such grand openings and/or promotional events. <br /> <br />22. All business must be carried on within a building. Any tire or oil changing, tire or <br /> auto repair, etc. performed at the Wal-Mart T.B.O. must be performed in the building <br /> and not on any of the paved surfaces in its vicinity. No outdoor merchandising or <br /> outdoor display is permitted other than as permitted through a temporary conditional <br /> use permit for a shopping center sale. <br /> <br />23. All shopping cam, when not in use, shall be stored inside the building. Permanent <br /> parking lot shopping cart 'corrals~ shall be installed within 120 days of the opening <br /> of the store to the general public. These corrals should be painted in a color <br /> complementary to the building or its accent 'colors (dark blue or green). <br /> <br />24. The developer shall submit a final lighting plan for the building and the site for the <br /> review and approval of the Planning Director prior to issuance of building permits. <br /> Said lighting plan shall show the following: <br /> <br /> a. All light poles shall be located in a protected, landscaped island. <br /> <br /> b. Relocate the light poles by the T.B.O. and the garden center and add light <br /> poles along the Rosewood Drive entry to the satisfaction of the City Engineer. <br /> <br /> c. All lighting photometries, lighting design, light pole design, installation, etc. <br /> shall adhere to the Hacienda Business Park Guidelines unless otherwise approved by <br /> the City Engineer. <br /> <br /> B-7 <br /> <br /> <br />
