CITY COUNCIL OF THE CITY OF PLEASANTON <br /> <br /> ALAMEDA COUNTY, CALIFORNIA <br /> <br /> RESOLUTION NO. 95-133 <br /> <br /> RESOLUTION DENYING TIlE APPLICATION OF <br /> PAN-CAL DEVELOPMENT COMPANY FOR A <br /> MAJOR MODIFICATION, AS FILED UNDER CASE <br /> PUD-90-18-1M AND PUD-90-18-2D <br /> <br />WHEREAS, Pan-Cal Development Company has applied for a major modification to <br /> PUD-90-18, the approved development plan for the Bonde Ranch <br /> subdivision, to reduce the minimum required building separations from 20 <br /> feet to 15 feet, and for design review approval of the single-story house <br /> designs on five vacant lots located between East Angela Street and the <br /> south side of the parking area for-St. Augustine's Catholic Church; and <br /> <br />WHEREAS, zoning for the property is PUD (Planned Unit Development) - RDR, LDR, <br /> and MDR (Rural Density Residential, Low Density Residential, and <br /> Medium Density Residential) District; and <br /> <br /> WHEREAS, the PUD modification request is covered by the Environmental Impact <br /> Report approved by the City Council for PUD-90-18; and <br /> <br /> WHEREAS, Council received the Planning Commission's recommendations for approval <br /> of the proposed major modification to the approved planned unit <br /> development; and <br /> <br /> WHEREAS, a duly noticed public hearing was held on November 21, 1995; and <br /> <br /> WHEREAS, the City Council found that the proposed modification and design should <br /> not be approved because the reduced separation between homes would not <br /> be consistent with the existing neighborhood, the three car garage design <br /> would not fit the character of the neighborhood and the size and design of <br /> the proposed homes would have adverse visual impacts on the <br /> neighborhood. <br /> <br /> NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF PLEASANTON <br /> RESOLVES AS FOLLOWS: <br /> <br /> <br />
