EXHIBIT B <br /> Proposed Conditions of Approval <br /> Case PUD-81-30-58D <br /> Britannia Business Center Phase IH <br /> (City Council - July 18, 1995) <br /> <br /> PLANNING <br /> <br />1. Development shall be substantially as shown on the development plans and colorboard, <br /> Exhibit "A", dated "May 18, 1995" on file with the Planning Department, except as <br /> modified by the following conditions. Minor changes to the plans may be allowed subject <br /> to the approval of the Planning Director if found to be in substantial conformance to the <br /> approved exhibits. <br /> <br />2. All signs shall be based on the sign program on the development plans dated "Received <br /> May 18, 1995" on file with the Planning Department. The specific details for each sign <br /> shall be subject to review and approval by the Planning Director prior to building permit <br /> issuance. Any future signage shall be consistent with the Hacienda Business Park Design <br /> Guidelines and shall be subject to review and approval by the Planning Director. <br /> <br />3. A reciprocal access and maintenance easement for the easterly common driveway shall be <br /> established. Said easements shall be subject to review and approval by the Planning <br /> Director prior to building occupancy. <br /> <br />4. No trees shall be planted within the easement for the East Amador Relief Sewer which <br /> traverses the northwest comer of the site. <br /> <br />5. The applicant shall install bicycle racks or lockers to accommodate at least 9 bicycles on <br /> site pursuant to the requirements of the Hacienda Business Park Design Guidelines. The <br /> location of the bicycle racks/lockers shall be shown on the final development plan and <br /> shall be subject to review and approval by the Planning Director prior to issuance of <br /> building permits for the project. <br /> <br />6. Additional landscaping (shrubs and/or trees) shall be installed around the trash enclosure <br /> for additional screening. This change shall be reviewed and approved by the Planning <br /> Director prior to building permit issuance. <br /> <br />7. The applicant shall effectively screen from view all ducts, meters, air conditioning <br /> equipment, and any other mechanical equipment, whether on the structure, on the ground, <br /> or on the roof, with materials architecturally compatible with the main structure. <br /> Screening details shall be shown on the plans submitted for issuance of building permits, <br /> the adequacy of which shall be determined by the Planning Director.
