Exhibit "B" <br /> <br /> Conditions of Approval <br /> PUD-92-4-1M (Standard Pacific) <br /> <br /> June 6, 1995 <br /> <br /> 1. General Requirements: <br /> <br /> a. Development shall be substantially as shown on the development plans, Exhibit "A ", <br /> dated "Received May 30, 1995" on file with the Planning Department, except as <br /> modified by the following conditions. Minor changes to the plans may be allowed <br /> subject to the approval of the Planning Director if found to be in substantial confor- <br /> mance to the approved exhibits. <br /> <br /> b. The applicant shall provide all prospective buyers with copies of the conditions of <br /> approval for PUD-92-4 and PUD-92-4-1M. <br /> <br /> c. All conditions of Case PUD-91-11 and PUD-92-4 shall remain in full force and <br /> effect, except that: <br /> <br /> 1) Private front yards shall be maintained by the homeowner. <br /> <br /> 2) The CC&R's shall create a single entity to coordinate among the separate <br /> owners associations for Villages One (PUD-92-4) and Two and Three (PUD- <br /> 91-11) maintenance of the masonry soundwall and public fight-of-way <br /> landscaping and irrigation located along Stoneridge Drive. <br /> <br /> 3) The proposed building designs for the small lots shall supersede those <br /> previously approved for PUD-92-4. <br /> <br /> 4) The proposed building designs for the large lots shall supersede the design <br /> guidelines previously approved for PUD-92-4. <br /> <br /> 5) Garbage cans shall be stored behind private yard fences, except when being <br /> emptied/serviced by the City's designated garbage service. <br /> <br /> d.
