Exhibit A <br /> <br /> INTERIM DEVELOPMENT STANDARDS <br /> FOR THE <br /> VINEYARD CORRIDOR AND NORTH SYCAMORE AREA <br /> <br /> City Council <br /> <br /> March 22# 1995 <br /> <br />Applicability: Construction shall be allowed on existing lots of <br />record in the Vineyard Corridor and North Sycamore Area subject <br />to meeting the standards listed below. Additions to existing <br />homes for which the liveable floor area is increased by 400 <br />square feet or more, and reconstruction of existing homes where <br />400 square feet or more of the existing home is demolished and <br />rebuilt would also be subject to these requirements, except as <br />specifically stated below: <br /> <br />1. Private wells are allowed subject to the approval of Zone 7 <br /> and the Alameda County Department of Environmental Health. <br /> Such approval is required prior to issuance of building <br /> permits. <br /> <br />2. On-site septic systems are allowed in the Vineyard Corridor <br /> subject to the approval of the Alameda County Department of <br /> Environmental Health with an approved soils analysis. A <br /> minimum lot size of 40,000 square feet is required for a new <br /> septic system, unless a variance is obtained from the City <br /> Council. In the North Sycamore Area, no new septic systems <br /> shall be allowed unless Alameda County rescinds its <br /> moratorium. Lots in the North Sycamore Area which are <br /> within 200 feet of a sewer line shall be required to connect <br /> to the sewer system. <br /> <br />3. Class A roofs shall be provided for all new construction, <br /> even if less than 400 square feet, and for portions of <br /> existing residences which are being re-roofed, regardless of <br /> size, as stated in Ordinance 1542 (Fire Retardant Roofing). <br /> <br />4. A residential fire sprinkler system with an interim water <br /> system shall be installed. The interim water system shall <br /> include an appropriately-sized storage tank, pump, and <br /> generator, the adequacy of which shall be determined by the <br /> Fire Department prior to issuance of building permits. <br /> <br /> <br />
