be submitted to the City Attorney for review and approval <br /> before issuance of a building permit and shall run with <br /> the land. <br /> <br />Building and Site Design Requirements <br /> <br />a. The applicant shall submit with the building plan set, a <br /> final lighting plan for the building and site for review <br /> and approval by the Planning Director prior to issuance of <br /> building permits. <br /> <br />b. The project developer shall effectively screen from view <br /> all ducts, meters, air conditioning equipment, and any <br /> other mechanical equipment, whether on the structure, on <br /> the ground, or on the roof, with materials architecturally <br /> compatible with the main structure. Screening details <br /> shall be shown on the plans submitted for issuance of <br /> building permits, the adequacy of which shall be deter- <br /> mined by the Planning Director. All required screening <br /> shall be provided to the Planning Director prior to issu- <br /> ance of a building permit. In the case of the exhaust <br /> stack to the diesel-powered emergency generator in the <br /> enclosure located in the parking lot, the developer shall <br /> install trees in a pattern that when mature, will screen <br /> the stack from view. <br /> <br />c. All HVAC mechanical equipment shall be installed in such a <br /> manner that the equipment does not project above a hori- <br /> zontal plane established by the lowest building parapet <br /> wall or mechanical equipment screen. A roof plan and <br /> section through the building's HVAC installation shall be <br /> submitted with the building plan set for review and <br /> approval by the Planning Director before issuance of a <br /> building permit. <br /> <br />d. All trash and refuse shall be contained completely within <br /> the enclosures shown on the site plan. The materials, <br /> colors, and detailing of the enclosure walls shall match <br /> the building walls; the gates shall be corrugated metal or <br /> solid wood. The design of the enclosures shall be submit- <br /> ted with the building plan set for review and approval by <br /> the Planning Director. Trash containers shall be stored <br /> within the enclosure at all times, except when being <br /> unloaded. <br /> <br />e. The building's colors shall match those used on the two <br /> existing buildings on the site, and shall be stated on the <br /> building plan set for review and approval by the Planning <br /> Director before issuance of a building permit. <br /> <br /> Page 3 <br /> <br /> <br />
