CITY COUNCIL OF THE CITY OF PLEASANTON <br /> <br /> ALAMEDA COUNTY, CALIFORNIA <br /> <br /> RESOLUTION NO. 96-14 1 <br /> <br /> RESOLUTION APPROVING A NEGATIVE <br /> DECLARATION FOR THE APPLICATION OF <br /> SECURITY TRUST COMPANY FOR AN <br /> AMENDMENT TO THE DEVELOPMENT <br /> AGREEMENT <br /> <br />WHEREAS, at its meeting of December 3, 1996, the City Council received a proposed <br /> negative declaration for the application of Security Trust Company, as <br /> Trustee for Stoneridge Regional Shopping Center, for an amendment to the <br /> Development Agreement which would: (1) extend the term of the <br /> Agreement for five years; (2) allow an additional development of 220,000 <br /> square feet (in addition to the 178,000 square feet of approved, but not <br /> built, development) of leasable floor area in additional department stores, <br /> specialty stores, and/or additional mall stores; (3) establish revised <br /> minimum parking ratios; and (4) establish owners' obligations for further <br /> traffic mitigation improvements; and <br /> <br />WHEREAS, the City Council has received and reviewed the Initial Study dated <br /> November 1, 1995, and received the recommendations of the staff and <br /> Planning Commission; and <br /> <br />WHEREAS, a duly noticed public hearing was held at which time the public was given <br /> the opportunity to comment on the environmental impacts of the proposed <br /> Development Agreement amendment; and <br /> <br /> WHEREAS, the City Council has reviewed the potential impacts in accordance with the <br /> applicable state and local guidelines governing the preparation of Negative <br /> Declarations and Environmental Impact Reports; and <br /> <br /> WHEREAS, the City Council fmds that the proposed Development Agreement <br /> amendment would not have any significant adverse effects on the <br /> environment; and <br /> <br /> WHEREAS, the City Council further finds that the proposed project will have no <br /> potential for adverse impacts on the site's wildlife; <br /> <br /> <br />
