EXHIBIT "B" <br /> Conditions of Approval <br /> Case PUD-81-30-65D <br /> Summerfield/Sierra Suites Hotels <br /> <br /> PLANNING <br /> <br />1. Development shall be substantially as shown on the development plans and colorboard, <br /> Exhibit "A", dated "Received September 23, 1996" on file with the Planning Department, <br /> except as modified by the following conditions. Minor changes to the plans may be <br /> allowed subject to the approval of the Planning Director if found to be in substantial <br /> conformance to the approved exhibits. <br /> <br />2. The applicants shall obtain all building and other applicable City permits for the project <br /> prior to the commencement of construction. <br /> <br />3. The developer shall pay any and all fees to which the property may be subject prior to <br /> issuance of building permits. The type and amount of the fees shall be those in effect at <br /> the time the building permit is issued. <br /> <br />4. For purposes of determining the office-equivalent building square footage to be deducted <br /> from the maximum allowable development within Hacienda Business Park, this project <br /> shall use a trip generation rate specifically for "extended stay, suite hotels" and approved <br /> by the City; said rate may be based on actual traffic studies of similar hotels, ITE studies, <br /> or other information satisfactory to the City's Traffic Engineer. If such a trip rate has not <br /> been approved by the City prior to operation of the hotels, the rate shall be determined <br /> based on actual monitoring of the trips generated by the hotels six months after occupancy <br /> or when occupancy reaches 100%, whichever is sooner. <br /> <br />5. The final colors of the buildings shall be generally consistent with the color board on file <br /> with the Planning Department except that the first floor wall color of the Sierra Suites <br /> Hotel shall be changed to better match the brown color depicted on the color rendering on <br /> file with the City of Pleasanton Planing Department. The applicants shall paint color <br /> samples on the buildings once they are constructed for review and approval by the <br /> Planning Director. Final City approval of all building colors shall be made following the <br /> field inspection. <br /> <br />6. The applicant shall effectively screen from view all ducts, meters, air conditioning <br /> equipment, and any other mechanical equipment, whether on the structure, on the ground, <br /> or on the roof, with materials architecturally compatible with the main structure. <br /> Screening details shall be shown on the plans submitted for issuance of building permits, <br /> the adequacy of which shall be determined by the Planning Director.
