ATTACHMENT A <br /> <br /> RECOMMENDED CONDITIONS OF APPROVAL <br /> <br />1. The proposed use shall conform substantially to the site plan, Exhibit "A", dated <br /> Received January 3, 1996", on file with the Planning Department, except as modified by <br /> these conditions. Minor changes to the plans may be allowed subject to the approval of <br /> the Planning Director if found to be in substantial conformance with approved exhibits. <br /> <br />2. The structure must be made to conform to all applicable occupancy requirements, codes, <br /> and ordinances of the City. All future tenant improvements shall be included as part of <br /> this condition. <br /> <br />3. Planning staff shall work with the City's Landscape Architect to design and implement a <br /> landscape plan which includes trees and shrubbery within the lawn area to the south and <br /> east of the modular structure to soften views of the HVAC equipment and handicapped <br /> ramps. Irrigated landscape planters shall be placed along the south and west sides of the <br /> modular. All new trees shall be a minimum of 15 gallons in size, and all shrubs shall be a <br /> minimum of 5 gallons in size. <br /> <br />4. New electrical lines shall be placed underground. <br /> <br />5. Address numerals shall be posted on the building so as to be plainly visible from all <br /> adjoining streets or driveways during both daylight and night time hours. <br /> <br />6. The wood trim elements on the mansard roof and the wood railing of the handicapped <br /> ramps shall be painted light brown to match the trim color used on the Administration <br /> building. <br /> <br /> <br />
