DENSITY BONUS / LAND DEDICATION AGREEMENT <br /> FOR THE PLEASANTON GOLF COURSE <br /> (T.T.K. Partnership) <br /> <br /> This Density Bonus / Land Dedication Agreement ("AGREEMENT"), dated this <br />day of 0~---~'~b-~c , 1998, is by and between the City of Pleasanton ("Pleasanton"), a mtmicipal <br />corporation, and T.T.K. Partnership, a Califomia General Parmership CT.T.K."). <br /> <br /> WITNESSETH: <br /> <br /> A. In response to citizen requests, the Pleasanton City Council formed a Golf Course <br />Committee ("Committee") to review the possibility of a City-owned golf course. <br /> <br /> B. The Committee reviewed possible sites for a City golf course. One of the <br />Comminee's preferred golf course sites was in the unincorporated area of Alameda County, south <br />of Pleasanton. <br /> <br /> C. In the City's 1996 General Plan, the Land Use Map showed a potential golf course <br />in this area. <br /> <br /> D. The City Council formed a new Golf Course Committee in 1997 to again consider <br />the development of a City-owned golf course. <br /> <br /> E. In 1997, the City Council adopted a recommendation of the new Golf Course <br />Committee for the development of a City-owned golf course, including eighteen holes of golf, <br />clubhouse, practice range, open space, hiking trails, a bypass road, and limited residential <br />development in the Happy Valley area (the "Golf Course Project"). <br /> <br /> F. T.T.K. owns one parcel and holds an option for a second parcel in the Happy <br />Valley Specific Plan area; Parcel 109, which is 14.01 acres, and Parcel 110, which is 32.38 acres, <br />each of which is more particularly described in the attached Exhibit A, and shall be referred to as <br />"Parcel 109", "Parcel 110", or collectively as the "T.T.K. Property". <br /> <br /> G. The new Golf Course Committee's recommendation included a course routing <br />plan which includes a ten-acre portion of Parcel 110. <br /> <br /> H. City and T.T.K. desire to provide additional golf course land for the proposed <br />City Golf Course Project, and additional open space, a housing density bonus on the T.T.K. <br />Property, emergency vehicle access, federal and state permitting coordination, coordination of <br />common grading relative to Parcel I 10, and maintenance of wildlife habitat preserve ~eas. <br /> <br />Draft 10/8/98 [2 Lots] T.T.K.
