EXHIBIT "B" <br /> Conditions of Approval <br /> Case Z--98=145 <br /> 780 Main Street <br /> <br />1: The proposed development shall conform substantially to the site plan..fib0r plan..... ' <br /> elevations, and related mateddais, Exhibit A (dated "Received" June 19,!and J~e. <br /> 25, 1998), on file with the Planning Department, except as modified by thee <br /> conditions. Minor changes to the plans may be allowed subject to the appr6V~=0f~ <br /> the Planning Director if found to be in substantial conformance with the apiiro~,ed <br /> exhibits. :":~' <br /> <br />2. The applicants shall obtain all building and other applicable City permits for the <br /> project prior to the commencement of construction. <br /> <br />3. The developer shall pay any and all fees to which the project may be subject prior <br /> to issuance of building permits. The type and amount of the fees shall be those in <br /> effect at the time the building permit is issued. <br /> <br />4. This design review approval is contingent upon approval of an in-lieu parking <br /> agreement in accordance with the Municipal Code provisions to provide the <br /> Code-required parking spaces for this project. Said agreement shall be approved <br /> by the City Council prior to issuance of a building permit for the project. <br /> <br />5. The stairway shown in the southern turret at the second floor is not approved with <br /> this application. If approval of this stairway is desired, the applicants shall provide <br /> details for this stairway (e.g., stairway materials. where the stairway ends, <br /> additional floor plans, description of use for the new floor area, floor area <br /> calculations, etc.)with the plans submitted for issuance of building permits. Said <br /> details shall be subject to the review and approval by the Planning Director prior to <br /> issuance of building permits for the project. <br /> <br />6. The colors and materials of the stairway addition shall match the approved <br /> building materials and colors. <br /> <br />7. No signage is approved with this application. If signing for the office tenants is <br /> desired, a comprehensive sign program consistent with the Municipal Code and <br /> Downtown Design Guidelines shall be submitted to the Planning Director for <br /> consideration under separate application. <br /> <br /> CONDITIONS OF APPROVAL <br /> <br /> <br />
