EXHIBIT A <br /> Modifications to the Draft Specific Plan <br /> June 16, 1998 <br /> <br />1. Modify Objective B.3., on page 19, to read as follows: <br /> "To permanently preserve agriculture and open space lands located outside <br /> of the Urban Growth Boundary througli means which .... " <br /> <br />2. Modify Objective C.2., on page 20, to read as follows: <br /> "To restrict vehicular traffic from new development on the Happy Valley <br /> <br />3. Modify Objective C.3., on page 20, to read as follows: <br /> "To maintain the 'country road' quality of roads within the Plan Area." <br /> <br />4. Add a new Section d.5), on page 28, to read as follows: <br /> "Assuming that the terms of a land swap can be agreed upon between the <br /> owner of Lot 98 and the City, three additional one-half-acre minimum- <br /> sized parcels on Lot 98 and one additional one-half-acre minimum-sized <br /> parcel on Lot 101 may be permitted as generally indicated on Appendix <br /> A of the Specific Plan. The three new Lot 98 parcels shall be subtracted <br /> from the up-to-75 parcels which are otherwise permitted in the Spotorno <br /> MDR Area in order to facilitate this change." <br /> <br />5. Add a new Section b.2.h), on page 29, to read as follows: <br /> "h) Public park." <br /> <br />6. Modify Standard c. 1), on page 29, to read as follows: <br /> "1) Maximum density: one home per two acres. Exceptions: At the <br /> landowners' option, one additional parcel beyond this density limit [four total] <br /> may be permitted at the 6.4-acre PUD-SRDR portion of Lot 110, up to six <br /> additional parcels [22 total] may be permitted at the 33-acre PUD-SRDR portion <br /> of Lot 98, up to one additional parcel [three total] may be permitted at the <br /> 4.5-acre PUD-SRDR portion of Lot 119, and up to two additional parcels [eight <br /> total] may be permitted at the 12-acre PUD-SRDR portion of Lot 124 in remm <br /> for major dedication of open space land or agriculture/open space easements to <br /> the City at the time of final subdivision map approval. In addition, a density <br /> transfer allowing one additional lot may be permitted for Lot 119 in return for the <br /> dedication of a major agriculture/open space easement at the option of the <br /> landowner. The transfer of this lot shall be permitted to another area designated <br /> as SRDR and exceeding 4.5 acres within a lot located in the Specific Plan Area. <br /> The owner of the sending lot (119) shall be responsible for negotiating the <br /> transfer with the receiving property owner.
