69. The developer shall grant to the City a sanitary sewer easement over the existing sanitary <br /> sewer line along the eastern property line between Stanley Boulevard and Vervais Drive. <br /> <br />70. The design of the water supply and sanitary sewer systems shall be subject to the review <br /> and approval of the City Engineer <br /> <br />71. Electric power distribution, gas distribution, communication service, Cable television, <br /> and any required alarm systems shall be installed underground in a joint utility trench <br /> unless otherwise specifically approved by the City Engineer or Director of Building <br /> Inspection for on-site. <br /> <br />72. The developer shall be responsible for the installation of the street lighting system serving <br /> the development. The street lights shall be 70 watt, high pressure sodium vapor units <br /> mounted on galvanized steel poles with poured in place bases, on the LS- 1C schedule per <br /> City requirements and P.G.& E.. standard details, unless otherwise specifically approved. <br /> Approval for the number, location, and type of electroliers shall be subject to the review <br /> and approval of the City Engineer. <br /> <br /> On-Site Operations <br /> <br />73. Except for any gasoline monitoring wells, all existing wells on the site shall be removed <br /> or sealed, filled and abandoned pursuant to Alameda County Ordinance 73-68, prior to <br /> the start of grading operations unless Zone 7 retains specific wells for observation wells, <br /> or special approval is obtained from the City Engineer for temporary use of an existing <br /> well for construction water. Any wells designated for abandonment or any wells, <br /> encountered during construction, are to be destroyed in accordance with a permit obtained <br /> from Zone 7. <br /> <br />74. When any existing monitoring wells on the site are no longer needed as determined by <br /> the Alameda County Department of Environmental Health, all existing gasoline <br /> monitoring wells on the subject property shall be removed or filled and abandoned prior <br /> to the start of grading operations. The applicant shall obtain all necessary approval from <br /> the Alameda County Department of Environmental Health and Zone 7 prior to removal <br /> and/or filling of the monitoring wells. <br /> <br />75. The developer's cOntractor(s) shall obtain an encroachment permit from the City Engineer <br /> prior to moving any construction equipment onto the site and prior to commencement of <br /> any work in the public right-of-way. <br /> <br />76. Any damage to existing street improvements during construction on the subject property <br /> shall be repaired to the satisfaction of the City Engineer at full expense to the developer. <br /> This shall include slurry seal, overlay, or street reconstruction if deemed warranted by the <br /> City Engineer. <br /> <br />Conditions of Approval for Case Z-98-19 Page B-IO <br /> <br /> <br />
