If required by the Police Department, the building) shall be equipped with an alarm <br /> system, the type to be approved by the Police Department and that this system shall be <br /> installed prior to occupancy of the building. <br /> <br /> ENGINEERING <br /> <br /> Streets <br /> <br />55. The developer shall dedicate to the City for street right-of-way purposes those parcels of <br /> land along Main Street, Vervais Drive, and Stanley Boulevard intended to be public <br /> streets, and as shown on the preliminary civil engineering plans, Exhibit "A". <br /> <br />56. The developer shall prepare street design plans for Main Street (Santa Rita Road) <br /> between Vervais Drive and Stanley Boulevard to the satisfaction of the City Engineer and <br /> Planning Director to allow for an additional right tum lane and bike lane for northbound <br /> Main Street traffic at Stanley Boulevard, and a ten foot wide monolithic sidewalk along <br /> the Main Street project frontage. The developer shall dedicate all necessary right-of-way <br /> to widen Main Street across the project limits in accordance with these plans and shall <br /> construct said improvements. <br /> <br />57. The developer shall prepare street design plans including monolithic sidewalk for Stanley <br /> Boulevard and Vervais Drive across the project frontage to the satisfaction of the City <br /> Engineer and Planning Director. The developer shall dedicate all necessary right-of-way <br /> to dedicate Stanley Boulevard and Vervais Drive across the project frontage in <br /> accordance with these plans and shall construct said improvements. <br /> <br />58. The developer shall grant an easement to the City over those parcels needed for public <br /> service easements (P.S.E.) and which are approved by the City Engineer or other <br /> easements which may be designated by the City Engineer. <br /> <br />59. The developer shall post the driveway on Stanley Boulevard to allow only right turns out, <br /> unless otherwise approved by the City Engineer. <br /> <br />60. The developer shall be responsible for the design and modification of the traffic signal at <br /> the intersection of Stanley Boulevard and Main Street, subject to the review and approval <br /> of the City Engineer <br /> <br />61. The developer shall install street frontage improvements per Chapter 19.40,010 of the <br /> Pleasanton Municipal Code and to the satisfaction of the City Engineer. These <br /> improvements may include, but are not necessarily limited to, grading, curb and gutter, <br /> sidewalk, paving, storm drain, sanitary sewer, water facilities, street lighting, <br /> <br />Conditions of Approval for Case Z-98-19 Page B-8 <br /> <br /> <br />
