I N C O 4 P 0 R A i~ p <br />III. BACKGROUND <br />Laurel Creek Estates is a 271-acre site currently subdivided into 100 single-family residential <br />_ lots. The. subject property is located on anorth-facing slope bounded by Foothill Boulevard to <br />the east and Dublin Canyon Road to the north in Pleasanton (Figure 1). Access to the property is <br />_ from either Foothill Boulevard or Dublin Canyon Road. <br />__ The subdivision is bounded on the north by Dublin Canyon Road and residential development. <br />Foothill Road and the City of Pleasanton water supply tank are east and southeast of the <br />- property. A residential subdivision was recently graded south of the study area. The properties <br />west of Laurel Creek Estates are undeveloped open space. <br />Topographically, the property is characterized by a series of northwest-trending ridges and <br />---- valleys. Site drainage is toward the southeast along Laurel Creek and Gold Creek. Elevations <br />across the property range from about 390 feet above mean sea level (msl) in the southeast comer <br />- of the site to about 800 feet above msl in the southwest property comer. Site vegetation consists <br />of native grasses with oak and buckeye trees found in the deeper drainage. <br />The site grading was undertaken in 1997 to provide the infrastructure of streets and utilities with <br />- surface and subsurface drainage. The single-family residential building pads were also graded at <br />the time of the subdivision improvements.
